The residential complex comprises three parts: the building of a heat and power station being adapted for a new function and two newly constructed buildings.

One of the first exemplary heat and power stations, a listed monument of Constructivist architecture (1926–1930, architect A. A. Ol) is going to keep its overall appearance and all of its listed elements. The former furnace room will be transformed into a multi-height lobby. Living-room windows of apartment located in later furnace room wings will look out on this space. Most apartments have two bedrooms and high ceilings (3.45–3.6 m).

The new buildings are different in shape (a square with a courtyard and a U-shape) and height (two and three stories, respectively). However, they make up a uniform ensemble due to similar brickwork and locally handcrafted glazed tiles. The clean façade design is set off by the lively windows, their size and shape consistent with the size and function of the rooms. This architectural device evokes Old Russian architecture with all of its ‘wrong’ and ‘random’ deviations from absolute symmetry and regularity.
